TruCore Adds Florida Asset to Portfolio

TruCore Investments has acquired Ellyson Industrial Park, a two-building, 77,845-square-foot campus in Pensacola, Fla. CommercialEdge data shows the previous owner was Werner Co.,  which had acquired the property in 1997 for $1.2 million.

Completed in 1990, the 8.1-acre Class B asset is a combination of heavy industrial and outdoor storage yard. The campus features 28-foot clear heights, 16 dock-high loading doors and three drive-in doors. Jupiter Bach, a manufacturer of wind turbine components, has been the property’s sole tenant for more than 15 years.

Located at 3301 and 3329 Bill Metzger Lane, Ellyson Industrial Park is roughly 6 miles from Pensacola International Airport and 15 miles from Port of Pensacola. The location provides direct access to U.S. Route 90, while interstates 10 and 110 are roughly 6 miles away.

In the last 24 months, TruCore has acquired more than $130 million in Class B industrial facilities, focusing on value-add properties. One of the purchases involved a Broken Arrow, Okla., asset that changed hands for $8.8 million, according to CommercialEdge data.
